The site commands beautiful open views of almost 360 degrees. A number of hilltop towns are visible, including Buje, Brtonigla and Groznjan set among rolling hills and mountains in the distance. The site fronts a small public road that will provide access to the development but leads to the village of Baredine only. This ensures the incredible peace and tranquility of this location.

Outline Plan - Baredine 1, Istria

 

The following is a brief outline of the development parameters, from which architects plans will be compiled, for the first parcel of land at Baredine.Further details are available on request.

Description:

This plot is approximately 2400 square metres of building land plus some 2300 square metres of agricutural land and is situated on a rise adjacent to the small village of Baredine. The site commands beautiful open views of almost 360 degrees. A number of hilltop towns are visible, including Buje, Brtonigla and Groznjan set among rolling hills and mountains in the distance. The site fronts a small public road that will provide access to the development but leads to the village of Baredine only. This ensures the incredible peace and tranquility of this location.

Barediine is approximately 5km from Buje, a large hilltop town with all amenities and ideally situated in North West Istria, about 15 kilometres from the border with Slovenia and a little more than one hours drive from Trieste airport in Italy. This region of Istria is characterised by rolling hills planted to vines and olives, small stone and terracotta hilltop towns and kilometre after kilometre of unspoilt coastline, drawing positive comparisons with Tuscany. Within 10 and 20 kilometres respectively are the ancient hilltop towns of Groznjan and Motovun, which have become centres for the arts and significant tourist attractions.

Istria is well known for sports, with the Crotian Tennis Open being played at Umag, 20 kilometres from Momjan, and for outdoor pursuits. There are twenty-two golf courses in planning in the region, of which nine are within approximately twenty minutes of Momjan.

Vesta plans to develop five individual houses, partly stone finished and with traditional styling upon the 2400 square metres. Each house will have it's own access, exterior space and garden. Swimming pools can be installed at extra cost. The houses would likely serve as holiday homes deriving yield and capital appreciation for their owners:

The overall development is to be in a style sympathetic to the surroundings. It is desired that the design of the development ensures that the beauty of the surroundings and views are realized from both outside and inside the individual units.

Each dwelling should be designed individually and oriented on its land to maximize outlook and privacy.

Each dwelling is planned to contain four bedrooms (optimal for the holiday user), two bathrooms, a kitchen area (not fitted out) and living/dining space containing a fireplace. The interior design should seek to maximise the utility of the available space.

Each dwelling will have its own private garden and terrace to be used for outdoor living and dining etc.

Each unit may be designed with a garage or garage/store although this will be over and above the prices quoted below.

Each garden can be designed to include a private swimming pool, again at additional cost.

Plans are currently being prepared, based upon which a building permit will be obtained. Vesta anticipates that this process will be finalized during the summer of 2005. Construction should then commence and the final properties should be finished in early summer 2006.
